This type of asbestos survey is undertaken to locate and describe as far as reasonably practicable, the presence and extent of any suspect asbestos containing materials (ACMs) in the building, which may be damage or disturbed during normal occupancy or maintenance activities. Under regulation 4 of The Control of Asbestos Regulations 2012, there is an explicit duty on owners and occupiers of non-domestic properties, who have maintenance and repair responsibilities, to have a management survey in place.
A management survey includes the removal of representative samples from the suspect material(s), which are then expertly analysed by a UKAS accredited laboratory to determine the presence of asbestos and if so, what type. An asbestos refurbishment/demolition survey is required before any refurbishment or demolition work can be carried out. A Refurbishment/Demolition survey is used to locate and describe, as far as reasonably practicable, all ACMs in the area where refurbishment work will take place or in the whole building if demolition is planned.
