An asbestos survey is required to ensure compliance with the Control of Asbestos Regulations 2012 by identifying and assessing any asbestos that may be present. There is an explicit duty on the employer (in occupation) and/or property owner to manage the risks from asbestos in their premises.  

An asbestos survey helps you to manage any asbestos, where possible. It is important to remember that asbestos does not always need to be removed – this depends on the condition of the asbestos containing material found. However, it is crucial to monitor the condition of any asbestos present, and this is done through an asbestos survey. There are two types of asbestos surveys; Asbestos Management Survey and Asbestos Refurbishment/Demolition Survey. Asbestos Management Survey

This type of asbestos survey is undertaken to locate and describe as far as reasonably practicable, the presence and extent of any suspect asbestos containing materials (ACMs) in the building, which may be damage or disturbed during normal occupancy or maintenance activities. Under regulation 4 of The Control of Asbestos Regulations 2012, there is an explicit duty on owners and occupiers of non-domestic properties, who have maintenance and repair responsibilities, to have a management survey in place. 
 
A management survey includes the removal of representative samples from the suspect material(s), which are then expertly analysed by a UKAS accredited laboratory to determine the presence of asbestos and if so, what type. From here, our team of professional and experienced surveyors are able to make recommendations for next steps.

Asbestos Refurbishment / Demolition Survey

An asbestos refurbishment/demolition survey is required before any refurbishment or demolition work can be carried out. A Refurbishment/Demolition survey is used to locate and describe, as far as reasonably practicable, all ACMs in the area where refurbishment work will take place or in the whole building if demolition is planned.
